Title Deed Types

A title deed in Turkey is known as “Tapu”, is an official document that proves property ownership. It contains information about the owner, location, size and type. Title deeds in Turkey are issued, registered and archived by the General Directorate of Land Registry and Cadastre (Tapu ve Kadastro Genel Müdürlüğü- TKGM).

Ownership of the property is freehold in Turkey. Once you own a property in Turkey, you have full ownership rights over it and your family has the right to inherit after your death.
  1. Blue Tapu

    This title deed is drafted in relation to ownership of land as well as shared ownership. Blue TAPU was released for real estate in Turkey that does not fall under the urban planning scheme and is mainly agricultural land.

    • Land Ownership: For titles are assigned to a plot of land without residences or dwellings.
    • Shared Ownership: If the Title deed has several residences, it indicates a significant share of ownership on the overall property.

  2. Red Tapu

    Red Tapu is a freehold title deed that indicates the individual ownership of the units specified on the Tapu. It is divided into 3 types. The types are listed below:

    • Kat İrtifakı: This title indicates that construction work on the property is still in progress.
    • Kat Mülkiyeti: Once the construction is complete, the authorities of municipalities inspect the property to ensure construction is complete. They’ll grant a residence license or Iskan, which allows a title deed to converted to Kat Mulkiyeti (Full Ownership).
    • Timeshare title deed: In Turkish called “Devremülk Tapu”. It is propvided when the property ownership is for a certain period of time.
